Montreux Home Values Increased by 17%
Despite current economic conditions, Montreux property values continue to rise! When comparing the last year of sales (May 1, 2007- May 1, 2008) to the same period the previous year (May 1, 2006 to May 1, 2007), the average home sales price increased by 17%. Additionally, the average sales cost per square foot increased by 12%. See the charts below, based on MLS recorded sales figures. Both facts provide evidence that Montreux properties are not only increasing in value, but the Buyers are also choosing higher quality of homes than the previous year.
Real Estate Activity Update
We had a great start to 2008 with a total of 10 properties sold in Montreux in the first half of 2008, consisting of one homesite and nine homes. The homes ranged in sales price from $930,000- $2,310,000.
Since our last Real Estate Report there has been a buzz of sales activity, further evidence of the vibrant real estate market in Montrêux!
Another Renaissance and a resale Cottage sold in the last month.

opinion on our current real estate market. Many of you have asked, “How are the real estate values in Montrêux holding up?”
Without a doubt, Montrêux has retained the highest property values in this turbulent market. Buyers see added value from Montrêux’s amenities (world-class golf and high architecture standards) setting
Montrêux apart from other communities.
The following data was pulled from the Reno-Sparks Multiple Listing Service (from April 1st, 2007, to April 1st, 2008). Of the 24 reported sales in Montrêux, the average sales value per square
foot was $424. This value is 35% to 40% higher than our surrounding “high-end” neighborhoods, including St. James Village, Galena/Callahan Ranch and ArrowCreek.
Montrêux continues to represent true value and price stability.
The dream of any golfer is to live on a beautiful golf course. To have it be ranked in among the best is a further source of pride as well as an indication that the layout will provide years of enjoyable rounds and challenge.
Golfweek magazine officially released its Top 100 "Best Residential Courses" list today, and golf course communities featured on GolfCourseHome are very prominent with four of the top 10 and more than 25
overall.
Montreux ranks 63rd out of 100!
According to the magazine, the ratings are derived directly from the annual list of Golfweek's Best Courses, published each March since 1997. Golfweek's Best Golf Courses are ranked by 450 raters throughout the country, who judge on the basis of 10 evaluation criteria. Rankings are then calculated using a statistically rigorous process.

With the real estate market taking headline news recently, many of you may wonder how is the market in Montreux? Contrary to common opinion, 2007 is shaping up to be a year of strong real estate sales in our community.
We are thrilled to report that from January 1, 2007 to August 20, 2007 there have been a total of 37 properties sold in Montreux; an average rate of 4.3 properties per month. Of the 37 properties sold, 23 were homes and 14 were homesites. This year is shaping up to be stronger than 2006. Comparatively, in 2006 during the same time period only 16 homes were sold and 14 homesites.
Despite the negative press, the real estate market in Montreux is right on track!
