April 2007 Real Estate Report

Market Update for 1st Quarter of 2007:

Montreux is proving many real estate skeptics wrong! The first Quarter of 2007 has seen some very strong real estate activity. In the first three months of 2007, there have been 18 homes and 7 homesites, either in contract or closing.

Below is a summary of the 18 homes and 7 homesites that have sold.

Renaissance can boast the sale of 5 closed properties priced from $1,040,000-$1,549,000. Additionally there are 2 homes in escrow with closings planned in early May. There is also 1 resale Renaissance home currently in escrow.

The Creekside Manor's have also seen quite a few closings in the first part of this year. A total of three Manor homes have closed escrow this quarter, with prices between $1.5 and $2.4 million.

As for Cottages, there has been one resale closing at $1,150,000 and the very last Developer Cottage will close the first week in April.

The Chalet's continue their strong start with another sale in the first quarter.

The Phase 9 lots have also had a robust beginning, with 7 lot sales in the first quarter alone! Contract prices ranged from $415,000-$615,000. A total of nine Phase 9 lots have been sold.

Finally, custom resale homes have seen some nice recent activity. There are four custom homes scheduled to close escrow by early May, with list prices between $1.6 and $2.5 million.
