The overall trend of real estate sales in 2009 showed improvement over 2008. The total number of homes sold significantly increased year over year, yet the pressure on prices was also evident.
There was a total of 17 homes sold in 2009, an increase of 30% compared to 2008. Additionally, 5 custom lots sold. This is a 40% increase compared to the previous year.
Although overall sales numbers increased in 2009, home prices dropped. The average price per square foot for the homes sold in 2009 dropped by 30%, in comparison to 2008. With the correction in prices, many of the buyers in 2009 found Montreux homes now represented an incredible value.

Since the last sales report, property sales in Montreux have continued at a solid pace. There have been a total of 5 closed sales. Additionally, five properties are currently “Pending” with closings planned before Thanksgiving.
The trend of best priced properties, or perceived “best value”, have attracted the most activity. Price continues to be the largest factor in motivating Buyers. The under $1,000,000 market in Montreux has received the majority of interest and sales.
Renaissance is the area in Montreux that has seen the most offers and ultimately sales. With 60% of all recent sales activity, the Renaissance area is currently “sold out”.

The trend over the last month has been to clear out the least expensive homes in Montreux, and they are going quickly! Four of the very best priced homes have gone into escrow in just the last month alone.

The summer activity has continued with Buyers taking advantages of some incredible Montreux deals.

WASHINGTON (Reuters) - U.S. homebuilder sentiment jumped to its highest level in eight months in May, a private survey showed on Monday, supporting views that the three-year housing slump might be close to an end.
The National Association of Home Builders/Wells Fargo Housing Market Index rose to 16 from 14 in April, in line with market expectations.
The NAHB attributed the second consecutive monthly increase in the gauge -- which measures builder confidence in the market for newly built, single family homes -- to "the best home buying conditions of a lifetime."
"This continued increase indicates that home builders feel we're at or near the bottom of the market and that positive signs lie ahead for builders and potential home buyers, provided that builder access to production credit significantly improves," said NAHB chief economist David Crowe.
Other housing indicators have recently shown a sharp slowing in the pace of the market's decline, raising optimism a bottom was not too far away.
The collapse of domestic house prices and the subsequent global credit crisis were the main catalysts for the U.S. recession, now in its 17th month.
The report also showed two out of three subindexes of the Housing Market Index rising in May. The current sales conditions gauge climbed two points to 14, while the sales expectations measure for the next six months rose three points to 27. The traffic of prospective buyers index was unchanged at 13 in May.

This is good news for everyone at Montreux and the economy as a whole. The index (The National Association of Home Builders/Wells Fargo Housing Market Index) for May jumped to its
highest level in eight months, adding support to the view by some that the housing slump might’ve already bottomed. It was the second consecutive month it rose (although the gain only matched expectations).

Buyers are definitely coming out of the woodwork for some of the best pricing that Montreux has ever seen! It is encouraging to see the start of some momentum.

In the February 9th issue of Portfolio magazine, Economist John Cassidy writes ... "There's a risk we may again overshoot the mark: As the economy goes down, we could be overemphasizing the negative just as we exaggerated the positive on the way up. October was a fantastic month for real estate sales in Montreux, with two home closings.
The Chalet spec home on the corner of Nordend and Chalet was sold to Jeral Beckinger. Ms. Beckinger is relocating from Eldorado Hills, CA and plans to make Montreux her new year-round home. If you see Jeral, please welcome her to the neighborhood!
Additionally, a Resale StoneHaven closed escrow at the end of the month, with new homeowners are also from Northern California.

We often receive requests for an update on Montreux's progress. The following is a recap of where Montreux is today and our exciting plans for the future.
The Montreux Community and Development To-Date:
Montreux began development in 1996 and consists of 726 acres with approximately 550 planed homesites. Of these total homesites, there are approximately 275 Custom Lots.
To-date, all 39 Cottages, all 16 StoneHaven, and 13 out of 14 Creekside Manors have been sold.
Currently there are 225 built homes in Montreux with an additional 18 homes under construction. There are already 8 homes that have been passed through the Montreux design review committee with plans to break ground next spring.
The Renaissance community began selling in 2004, and has experienced a stellar sales record. The community is starting its final phase now, with only 12 remaining homesites out of 44 in total. Renaissance has consistently offered the best value for Montreux home owners.
The community of Chalets has had a recent bout of success, with 3 Chalets going into escrow in the last quarter alone. There have been a total of 7 sales, out of the 30 total Chalets. There are still plenty of amazing homesites to choose from for a “built-to-suit” Chalet.
Montreux's Promising Future:
Les Maison is Montreux’s newest community, built by renowned custom builder, Dave Pearce. Construction on the first four Les Maisons, including two models, is currently underway. Phase 5 South is the next phase of Custom Homesites. There are a total of 38 lots in this release and only 7 available along the course. An interest list is forming now.

This has been the month of The Chalets! Two more Chalets went into escrow!
The new owners of lot #1017 will build the very first Chalet plan #2. This Chalet floor plan is 3480 SF, single-level. Construction will start as soon as weather permits in 2009.
Additionally, the Chalet spec on the corner of Nordend and Bordeaux, will have a new homeowner within a few weeks. With the addition of these deals, this quarter alone has seen three Chalet sales. This type of activity is fantastic for the entire Montrêux Community.

Montreux Home Values Increased by 17%
Despite current economic conditions, Montreux property values continue to rise! When comparing the last year of sales (May 1, 2007- May 1, 2008) to the same period the previous year (May 1, 2006 to May 1, 2007), the average home sales price increased by 17%. Additionally, the average sales cost per square foot increased by 12%. See the charts below, based on MLS recorded sales figures. Both facts provide evidence that Montreux properties are not only increasing in value, but the Buyers are also choosing higher quality of homes than the previous year.
Real Estate Activity Update
We had a great start to 2008 with a total of 10 properties sold in Montreux in the first half of 2008, consisting of one homesite and nine homes. The homes ranged in sales price from $930,000- $2,310,000.

You can’t open up a paper or turn on the evening news today without hearing the latest expert’s
opinion on our current real estate market. Many of you have asked, “How are the real estate values in Montrêux holding up?”
Without a doubt, Montrêux has retained the highest property values in this turbulent market. Buyers see added value from Montrêux’s amenities (world-class golf and high architecture standards) setting
Montrêux apart from other communities.
The following data was pulled from the Reno-Sparks Multiple Listing Service (from April 1st, 2007, to April 1st, 2008). Of the 24 reported sales in Montrêux, the average sales value per square
foot was $424. This value is 35% to 40% higher than our surrounding “high-end” neighborhoods, including St. James Village, Galena/Callahan Ranch and ArrowCreek.
Montrêux continues to represent true value and price stability.

With the real estate market taking headline news recently, many of you may wonder how is the market in Montreux? Contrary to common opinion, 2007 is shaping up to be a year of strong real estate sales in our community.
We are thrilled to report that from January 1, 2007 to August 20, 2007 there have been a total of 37 properties sold in Montreux; an average rate of 4.3 properties per month. Of the 37 properties sold, 23 were homes and 14 were homesites. This year is shaping up to be stronger than 2006. Comparatively, in 2006 during the same time period only 16 homes were sold and 14 homesites.
Despite the negative press, the real estate market in Montreux is right on track!

Market Update for 1st Quarter of 2007:
Montreux is proving many real estate skeptics wrong! The first Quarter of 2007 has seen some very strong real estate activity. In the first three months of 2007, there have been 18 homes and 7 homesites, either in contract or closing.
Below is a summary of the 18 homes and 7 homesites that have sold.
Renaissance can boast the sale of 5 closed properties priced from $1,040,000-$1,549,000. Additionally there are 2 homes in escrow with closings planned in early May. There is also 1 resale Renaissance home currently in escrow.
The Creekside Manor's have also seen quite a few closings in the first part of this year. A total of three Manor homes have closed escrow this quarter, with prices between $1.5 and $2.4 million.
As for Cottages, there has been one resale closing at $1,150,000 and the very last Developer Cottage will close the first week in April.
The Chalet's continue their strong start with another sale in the first quarter.
The Phase 9 lots have also had a robust beginning, with 7 lot sales in the first quarter alone! Contract prices ranged from $415,000-$615,000. A total of nine Phase 9 lots have been sold.
Finally, custom resale homes have seen some nice recent activity. There are four custom homes scheduled to close escrow by early May, with list prices between $1.6 and $2.5 million.
